I'm building a 6000 sqft commercial building in Post Falls Idaho. When I heard about Gen Steel I read some reviews and then made the mistake of letting Lauren McCain talk me into signing a contract before my design was completed to take advantage of a "sale." She encouraged me not to worry about things like insulation as it could all be addressed in the next step of the process through a change order. Thank god I had an email quote from her on the insulation which came in at about $18k. When I finally got my architectural designs completed I submitted it to Gen Steel. This is treated as a change order and the first item on there was insulation at about $38k. OMG. They added a packing and handling fee of $3500 to the change order. WTF! Jonah Goldman refused to reference, in any way, on the change order, that the building they were making for me would be according to the designs of Paul Mathews Architects (Rathdrum Id). All the windows, doors, furnace supports, pbu panels put their quote about $25k higher than that of Rigid Buildings. Due to the civil engineering required to meet Post Falls Idaho building codes my timeline quickly exceeded the 45 day window listed in section 5 of their contract. Once the 45 days had passed it gives general steel permission to change the price of the building. They refused to extend this timeline. They (Jonah and another guy) argued that steel prices may change and by the time I had my building permit, prices may go up ( they never go down right? sarcasm), and they refused to commit to a fixed price based on the architects drawings. I got two other bids and both other suppliers guaranteed prices for the next 4 months. Had I agreed to proceed they would have a "blank check" and could change the price at anytime. Based on how I was bent over at the start, I'm sure this impending price increase would not have felt too good getting shoved up my..... Looking back it appears this is all standard practice for General Steel. This is the real reason why they will push you to take advantage of their "sale". The overcharge for the insulation left a really bad taste in my mouth from the start. It tainted our relationship with distrust. I gave them a chance to honor their price match guarantee listed on their website and remove the ridiculous blank check language or I would walk and save over $25k by walking ($10k if you add the $15k I lost on my deposit). They refused. They basically stole $15k from me to quote a building. Well, Thanksgiving just passed and I have a lot to be grateful for even though sometimes I'm still just another turkey. Do yourself a favor and avoid General Steel Buildings.
Let us happily lock you into a contract that makes any changes you need excessively expensive.
We need to you lock in your sale price and we can work through add-ons and changes later.
Good thing is we have no motivation to give you fair pricing for those add-ons or changes after your initial deposit.
